Some of our tenants are El Palacio de Hierro, Liverpool, Sears, Cinépolis, Cinemex, Best Buy, Calvin Klein, Forever 21, Inditex Group (Zara, Massimo Dutti), Axo Group (Brooks Brothers, Tommy Hilfiger, Victoria’s Secret) and Alsea, among others. During the 90’s, the company faced with success an economic crisis. During 2000-2006... GICSA grew and won many prizes: Innovative Design and Construction of a New Center for having dome “La Isla Shopping Village” in Cancún and “Punta Langosta” in Cozumel. In 2007-2008 the economic crisis hit GICSA. However, it kept growing and constructing. During this period of time, the company finished Forum Buenavista and Forum Tepic. In 2009-2011 GICSA had to look for a new business model. In order to face the economic crisis and facing a scarcity of credit, the company changed its strategy: reconverting its capital by including new partners in each project, reducing the investment in certain properties and in corporate expense. Besides, the whole organization was restructured. Due to the latter, in 2011-2012 the company launched great projects such as “Forum Tlaquepaque”, “Paseo Interlomas”, “Ampliación Outlet Lerma” and “Capital Reforma”. The outcome of all these decisions was that in 2015 GICSA got into the stock market. This offer was well known in Mexico and abroad. Aligned structure with investor’s interests: our business model allows us to gain important support of different kinds. For example, the capacity to develop and construct all kind of projects. This means less investment and reduced cost per square meter when compared with other real estate companies. Probably the most important skill that GICSA has developed is to adapt to the projects, the industry and the macroeconomic scenario in Mexico and worldwide. Besides, the interests of the company tend to be aligned with those of the investors. GICSA is a real estate Mexican developer who participates in all the real estate value chain. The incomes are steady, and the clients have been diversified. The core of the business focus on real estate developments of malls, offices and mixed use. GICSA’s clients are located in big urban and touristic areas such as Mexico City, Guadalajara and Acapulco. GICSA’s tenants are diversified. This allows the company to have a steady flow of income in different industries even in moments of crisis. None of the clients had let go GICSA’s services. The five biggest offices tenants have been in GICSA’s buildings for 9 years. GICSA has an important flow of projects: the company is developing 16 projects at the moment. Moreover, all of the projects cannot be replicated due that they are located in areas of a high income. Regarding this, the corporate clients are of Class A/A+.
